About Cafmlane

Cafmlane works the four figures a small estate is judged on, and then keeps the record those figures came out of. The three free sheets take your own desk counts, floor areas, work orders and replacement values and return what a facilities manager otherwise estimates: how much of the space is actually used and what the empty half costs, whether the maintenance backlog is growing or shrinking and how many technicians it takes to stand still, and what the asset base will cost to replace and when. Each one computes on the page with no account. The paid plan keeps what the sheets describe: every asset with its location, its condition and its expected life; every space with its area and its occupancy over time; and every work order attached to the asset it belongs to, with the history of each change surviving the person who made it.

Why this site exists

This site exists because the numbers a lease renewal, a staffing case or a capital request turns on are never written down anywhere. A facilities manager can find several thousand words on what CAFM means and nothing on what their own empty desks cost this year, whether their own backlog is growing, or what share of their own asset base falls due inside five years. Each of those is a division on figures the organization already has, and having the figure turns a conversation about a system, a floor or a headcount into a negotiation about a number rather than about how bad last quarter felt.

Who it is for

The person who answers for the buildings at a small or mid-sized US organization, usually as a second job, whose spreadsheet of desks, assets and contractor jobs has stopped holding up

Not an HVAC or building services contractor, not an IT team monitoring endpoints, and not an enterprise procuring an IWMS by tender

What it does not do

  • No benchmark utilization figure and no industry average. Every number a sheet returns comes from inputs you typed, because a published average is taken across estates that work nothing like yours, and this site would rather say so than print a table somebody can be argued down with.
  • No vendor ranking. Which CAFM product fits depends on how many sites you run, whether you have usable floor plans, what already holds your finance data and who will maintain the record, and a general ranking hides all four. The pages set out what to test in a demo and leave the choice where it belongs.
  • No engineering opinion and no code interpretation. What a statutory inspection requires of your plant, and what condition scale an engineering standard sets, are questions for the manual, the regulator or a competent engineer, which the pages link to rather than paraphrase.
  • No maintenance workflow and no contractor directory. Cafmlane holds the asset, the space and the work order as one record. Scheduling technicians, buying spare parts and finding somebody to do the repair are different products for different buyers, and we do not ship them.

What Cafmlane Pro keeps

The sheets are free forever. Pro turns them into the record: every asset with its condition and expected life, every space with its occupancy, every work order against the asset it belongs to, your organization's name and logo on what you print, no watermark, and an export when the board or the auditor asks.
