What the empty desks are actually costing
180 desks with 108 occupied on an average day is 60% utilization, 72 empty desks, and $168,000 a year of the $420,000 running cost carried by space nobody sits in. At this occupancy 5,600 of 14,000 square feet could be released, which is the figure a lease renewal turns on.
What a square foot costs once everything is counted
$260,000 of rent and rates, $68,000 of utilities, $54,000 of maintenance and $38,000 of services is $420,000, which is $30 a square foot and $3,500 a person. Rent is 62% of it and fixed until renewal; the other $160,000 is the part you can actually act on this year.
